Pasco County SHIP (State Housing Initiatives Partnership) announces down payment and closing cost assistance for *very low, *low and *moderate income purchasers.

• For owner occupied purchases in Pasco County only.

• Pasco County SHIP monies are a 2^nd mortgage and can be used with *allowable first mortgage programs. *See approved SHIP lenders for allowable 1^st mortgage programs.

• Purchaser must be pre-qualified for this program by SHIP approved lender.

• Reservation for lottery selection must be done through SHIP approved lenders.

• Monies will be given out by a random lottery system to qualified purchasers.

• Payback of loan *may be deferred for up to 5 years *based upon qualifications.

• Based upon income and home price, purchaser must have between $500 and $1500 of own funds invested. This investment can be gift if allowed under 1st mortgage guidelines.

• Loan qualification ratio cannot exceed *50% DTI. *Check with lender regarding loan restrictions for 2^nd mortgage inclusion of payment in qualifications.

What You Need to Do Now…

• Get *qualified for SHIP funds by calling Pam Marron with Homexpress Lending, Inc. at 727-375-8986! *Documentation to check your 1^st mtg. and SHIP program qualifications will be asked for upfront with application!

• Call your realtor and find a home in Pasco County!

• Make a contract on the home before June 22^nd!

• Sign up for the next available SHIP Homeownership Counseling class by calling 727-846-1463. This class and a final interview must occur before you can close on your home.
