  • Regulations on Live-Works, as they are written in the MPUD Zoning for Longleaf.  These are enforced by County Code Enforcement.

      • Live-Work lots shall be shown on Preliminary Plan.

      • Business use space limited to 750 square feet, including accessory spaces such as storage and bathroom.

      • Uses shall conform to PO-2 zoning category.

      • Provided that principle dwelling is owner-occupied, office space may be rented.

      • Additional Parking Requirement:  A minimum of one off street parking space in addition to those required by the principle dwelling.

      • Bed and Breakfasts shall be a permitted use within Live-Work lots, and must be designated on Preliminary Plan.

  • Lots 1-8 of Block One, and Lots 1, and 3-6 of Block 2 (both in Pioneer Square) have been designated as Live-Works.

  • Lot 1, Block 1 has been designated a Bed and Breakfast.

  • There are no Live-Work lots in the Melon Field.

Accessory Dwellings: Specific MPUD Zoning for Longleaf

  • NOTE:  Accessory Dwellings may be rented ONLY if the principle dwelling is owner-occupied.  In other words, one may not rent both the house and the apartment.  The reason for this is to prevent absentee-landlord situations with what is, in effect, a multi-family property in a single-family neighborhood.

  • Also, the County charges additional impact fees for accessory dwellings constructed with a full kitchen in them.

      • Maximum square footage of Accessory Dwelling is 750square ft.

      • May include full kitchen with stove

      • Additional Parking Requirement:  A minimum of one off street parking space in addition to those required by the principle dwelling
