    • Provides down payment monies in the form of a second mortgage along with approved 1st mortgages, such as FHA and Conventional mortgages.

    • Credit, scores, type of programs eligible for, verifiable income and confirm self-employed income

    • Check on condition of home… if you need rehab financing or regular financing

    • Check your funds and calculate if seller needs to pay any closing costs

    • If down payment assistance needed, make sure you are eligible per county guidelines in addition to first mortgage guidelines

    • Run your file through automated engines and know when and how to do manual underwriting
