    • Decks, patios and porches

  • FHA 203-K

    • Allows structural improvements to a home! First $5000 must be required/needed. Additional can be improvements desired. No limit on improvements, but must be able to appraise with after improved appraisal!

 

  • Pasco County SHIPP downpayment and rehab funds of $19.5+ million to be available in Pasco county 3/09!

    • Owner occupied purchases only

    • Must qualify based upon income and family size

    • Provides down payment monies in the form of a second mortgage along with approved 1st mortgages, such as FHA and Conventional mortgages.

    • REHABs homes ahead of time, allowing borrowers to use any type of financing on homes!

  • What I Check Upfront:

    • Credit, scores, type of programs eligible for

    • Home you are considering is owned by seller at least 90 days to avoid “flip” criteria. If owned less than 90 days by seller, will work with realtor to insure your financing!

    • Check on condition of home… if you need rehab financing or regular financing

    • Check your funds and calculate if seller will need to pay any closing costs

    • If down payment assistance needed, make sure you are eligible per county guidelines in addition to first mortgage guidelines

    • Run your file through automated engines for various programs available, cutting down paperwork, manual underwriting needed (this is credit score and risk based driven!)
