This site was made to assist real estate professionals and
homebuyers seeking detailed information about traditional
neighborhoods in Pasco, Hernando, Hillsborough, and Pinellas
counties located in the west central part of Florida.
The site plans to focus on the differences offered by these unique
communities and address challenges and benefits with facts and information
gathered from the combined experience of living in a TND, and working
closely with realtors and buyers on common misperceptions of these
diverse, but wonderful communities.
Our first traditional neighborhood to be highlighted is
Longleaf,
a TND established in 1998 and located in Pasco County, Florida.
The
goal is
to fine tune helpful information and then duplicate the process
for the Hillsborough County TND communities of
Highland Park,
Westpark
Village at Westchase and Winthrop. Additionally, information
on
the
larger 'New Towns' such as
Connerton in Pasco County will be introduced.
Traditional
Neighborhood Developments (TNDs) are NOT your typical Real Estate!
TNDs utilize a comprehensive planning system that integrates a variety
of housing types and land uses with homes on shorter, connected
streets and provide alleys for rear loaded garages… but use modern
development techniques, even in the case of revitalization.
Fondly called 'front porch communities', the porch serves as an
extension of each home. TNDs incorporate many of the attributes
of traditional small towns, such as schools, downtown businesses
and numerous community parks within a five minute walking distance
of each home. TNDs build communities by offering amenities
within common areas for all to share.

In addition to explaining differences and listing new and established
TNDs, each community will be showcased featuring downtown businesses,
community events and newsletters, and will offer an area to promote
new, resale, Live/Works and rental properties available.
PDF searchable community documents to assist realtors and homeowners
with neighborhood questions and a link to developer and/or CDD websites
will be online. Articles about
CDDs,
Live/Works, and
New Towns
are just a few of the other topics that will be provided at the
